1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We allow only 1 pet at a time at the property. Please clean up after your pets, in the house, backyard and front yard.

7. SMOKING - Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins.

10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.

12. PARKING – Guests may park 1 car in the driveway of the front home, and 1 car in the carport of the back home (accessible via the back alleyway). Free street parking is also available.

13. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

14. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

15. POOL - Please use the Cowboy Pool with care. Do not bring any food or drinks into the pool, or any glass. Do not jump into the pool. Do not empty water out of the pool. Do not touch any of the pool equipment. Most importantly, please remember to place the cover back on top of the pool and reattach the bungee cords after every use.

16. BBQ GRILL & FIRE PIT - If you plan to use BBQs or fire pits, please only do so if you are familiar with propane gas. If you need help or guidance please call management. This is to ensure your safety. The BBQs and fire pits are propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill or fire pit, please ensure that the propane valve AND grill burners/knobs are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

The space

This isn’t just a place to stay—it’s a setup made for connection, whether you're here with family, friends, or colleagues. With two full homes on one lot, there’s space to be together while still having room to do your own thing. Spend the day exploring East Austin, then return to grill, lounge, and swap stories around the fire.

The Front House

Kick back in the living room with a workspace, a spot to unwind or catch up on work. The kitchen and dining area are ready for group meals, and with three bedrooms and two full bathrooms, everyone gets their space. A washer and dryer make longer stays easy.

Step through the back door to a deck with a dining table and BBQ, leading to the backyard where the real fun begins—a cowboy pool to cool off, a fire pit for late-night hangs, and yard games to keep things lively.

The Back House

A short walk through the gate leads to the second home, where another fire pit awaits. Inside, the ground floor has a king bedroom, a full bathroom, and a flex room with a sleeper couch that converts to a queen bed—perfect for movie nights or extra guests.

Upstairs, an open living space blends the kitchen, dining, and a second workspace. A full bathroom is here too. A spiral staircase leads to the mezzanine bedroom, a tucked-away spot with a full bed, an extra fold-out cushion bed, and a workspace for those who need it.

Sliding doors open to a deck/balcony with a dining table and BBQ—ideal for morning coffee or late-night drinks with a view.
